Missing 2 Locations in the Hub !

Hi everyone !

I'm missing 2 locations in the hub, "Tykers Secret" and "Build Team Room".
I spent a lot of hours searching locations, I searched in all the houses, in water, in mountains and cliffs, in all boats, in fields and trees.
But now i'm blocked...
I don't know if I can ask for help but if it's authorized, can someone give me clues to find these locations please ? Thank you a lot !
